Screeding price per m²

Screeding is priced per m² from your drawings: the area, the depth, the screed, access, the programme and what's included. Send the job and you get a written rate.

So a screeding price is built from your job, not read off a list. Below: what goes into the rate, what the materials cost, and the job sheet that gives a contractor everything needed to price.

Free, no obligation. One local screeding contractor prices it, not five.

How a screeding contractor works out a rate

  1. Area
Measured from the drawings, floor by floor. Rates are per m², so small floors carry the set-up cost over fewer m².
  2. Depth and volume
The minimum for the construction (65 mm floating sand and cement in a house, 35 mm calcium sulphate) plus whatever the levels add. Volume = area × depth: 200 m² at 65 mm is 13 m³; at 41 mm it's 8.2 m³.
  3. Screed type
Site-mixed or bagged sand and cement, a fast-drying additive, or plant-made liquid screed delivered and pumped. Each has different materials, labour and plant.
  4. Labour and output Sand and cement goes down at up to about 150 m² a day, against 1,500 to 2,000 m² for a liquid screed. Fewer days on site is the saving liquid screed offers.
  • Joints and preparation
Perimeter strip, polythene, joint formers, and bays: who supplies and fits them.
  • Access and programme
Hose runs, upper floors, how many visits the programme needs, travel.
  • After the pour
Curing, laitance sanding on anhydrite, and drying advice.
  • What the materials cost

    ItemPriceWhat it tells you
Bagged sand and cement screed, 25 kg€11.90 ex VAT (€14.64 incl.)Bagged pre-mix, for small areas
Fast-drying screed cement, 22.5 kg€19.51 ex VAT (€24.00 incl.), 1 to 19 bags; €17.07 ex VAT (€21.00 incl.) from 4812 bags with 2 tonnes of sand make 1 m³
PVC expansion joint strip / screed rail, 5 m€17.07 ex VAT (€21.00 incl.)60 mm wide, 80 mm high
Bagged levelling compound, 20 kg€12.19 ex VAT (€14.99 incl.)4 m² at 3 mm; up to 6 mm

One sum: the fast-drying cement for 1 m³ of screed is about €205 to €234 without VAT (12 bags), before the 2 tonnes of sand, labour and plant. Our arithmetic. Liquid screed is priced per job, from the area, the depth and the access.

What makes a rate go up

    • Small areas, split visits and upper floors without a lift or a pump.
    • Extra depth: levels that are out by 20 mm add 20 mm of screed over the whole floor.
    • Underfloor heating zones, which add joints and, on liquid screed, smaller bays.
    • Winter: closing and heating the building so the screed can be laid and dries.
    • Laitance sanding and priming if they're in the screeder's scope rather than the flooring contractor's.

What a priced quote should state

    • The product by name and its strength class, e.g. CT-C20-F4.
    • The construction and the depth, with the tolerance on levels.
    • The surface regularity class (SR1, SR2 or SR3).
    • Area measured, and how variations are priced.
    • Bays and joints, and who forms them.
    • Exclusions: insulation, DPM, heating, sanding, drying.
    • VAT: included or not.
