Screeding for housing developments
Housing developments and apartment blocks are where screeding is a production line. In our ten counties, 7,465 scheme houses and 6,856 apartments were finished from January to September 2026, by the CSO's count.
Repeated house types mean one specification, one set of levels and a crew that can pour unit after unit. The choices that matter: the screed type, the bay layout per unit, and when each block is ready.
Free, no obligation. One local screeding contractor prices it, not five.
Liquid screed on developments
- Speed: up to 1,500 to 2,000 m² a day, against about 150 m² for sand and cement.
- Thinner floors: 35 to 45 mm floating in a house, against 65 mm, which leaves depth for insulation.
- Upper floors: some mixes are made to be pumped into multi-storey buildings from the ground.
- Bays: a semi's ground floor may fit one calcium sulphate bay (300 m² heated) but need several cement-based liquid screed bays (40 m² heated).
- Joints between heating zones and at door thresholds on heated floors.
What the screeder needs from a developer
- House types with areas and floor sections, and the number of each.
- Block-by-block readiness dates.
- Heating zone layouts per type.
- Site access and where trucks wait.
- Who preps: perimeter strip, polythene, joint formers.
